Extensions
This extension outside Randalstown was added to the dwelling on 2009/2010. It consisted of a lounge, w.c /utility and works to the existing dwelling including a downstairs bathroom and lounge made into 2no bedrooms.
This extension in Cullybackey was added to the dwelling on 2011. It consisted of an open plan kitchen/living area on the ground floor and a larger bathroom on the 1st floor. An en-suite was added to a bedroom in the existing dwelling and outside the existing fence was replaced. Groundwork was completed including kerbing, paving and landscaping.
This extension in Cullybackey was added to the dwelling in 2011 and consisted of a sun lounge with glazed internal doors leading from the kitchen/dining area. A fence was replaced and the existing paving lifted and relaid.
Maintenance
The valley on this recently purchased bungalow had been leaking over a period of time and the valley boards and lead work had to be replaced. Not being able to now buy the original roof tiles we had to fill in around the valley with new tiles where no one would see them and by so doing keep the roof looking original. The existing felt at the ridge had rotted away so we replaced it with new membrane and bedded on new ridge tiles with grey mortar.
This shower area previously had tiles on the walls. Over the years they had become tired looking and had begun to leak around the shower tray. We removed the tiles and shower tray and after fitting new 12mm plywood to the walls a new shower tray was set into place, and then laminate wall panels fitted onto the plywood walls. The shower and walls are sealed and a new shower door fitted.
The gutter valley on this roof had originally been manufactured from sheet metal and through time had started to leak so we formed a new gutter using lead. We put a fall in it and welded a lead outlet in the valley which connected to the existing downpipe. Slates were replaced on the existing pitched roofs to weatherproof the roof again.
Over a period of time a valley that had been leaking on this roof rotted away the soffit. The roofing felt along the bottom row of tiles was replaced (having also rotted away) and 6mm plywood set on so that new membrane won't sag and rot. New UPVC soffit fitted and made good.
The mortar on these ridges had started to wear away and fall out due to the severe weather conditions (frost,snow etc) The existing ridges where removed and cleaned before being re-mortared on and pointed in and the existing mortar was also removed from the verges and replaced The roof was then cleaned to remove moss etc from the tiles and the gutters cleaned.
Renovations
This work was carried out in 2012in Wrightbus in Ballymena. They had 3 separate offices in their accounts department but needed them opened up into one large area so that communication with the office staff could be much easier. We started at 7pm on a Thursday night and had the job completed by 5pm on the sat afternoon. It consisted of putting in a steel beam to hold up the flat roof above and at the same time not disturbing the existing suspended ceilings. The walls were then prepared and skimmed smooth to match existing. Throughout this it was essential that we kept dust etc to a minimum and on Monday morning the staff walked into their office ready for their day ahead in busy Wrightbus.
This contract was carried out in 2012. The butyl roof on the dormer had started to leak and the chimney had started to take in water due to the coping and plaster having cracked. The felt on the pitched roof was rotten and the roof tiles could no longer be purchased. We replaced the flat roof, lead-work, new breathable membrane / treated lath and Scott flat interlocking tiles onto the pitched roof. The loft insulation was also upgraded and new UPVC cladding to the walls of the dormer. A new chimney pot and coping was set on and we re-plastered the chimney.
This contract was carried out in 2012. The house was outdated and tired looking and the client wanted to breathe some new life into it. All work carried out was internal apart from new UPVC windows and front door. All internal plaster was stripped off and ceilings dropped. The house was rewired and re-plumbed, insulation upgraded to both walls and ceilings and all areas made ready for plasterers. Walls and ceilings skimmed smooth and oak doors fitted with MDF skirting and architrave painted.

New buildings
This new build was constructed in 2011/2012. It was built in block work with a 150mm cavity rather than the normal 100mm. This allows for a warmer home and less heat loss. The roof has parapet walls on the gables with stainless steel cavity trays fitted and concrete copings set on top. External render is finished in white Krend plaster.
This new build just outside Clough was constructed during 2004/2005. A double garage with a loft area was then added in 2009/2010
This new build outside Parkgate was constructed during 2008/2009.The groundwork including kerbing,flagging, landscaping etc was completed the following year.
